Marketing your Property

Marketing a property for sale is essential to attract enquiries, offers and ultimately a strong sale price for your property. Some elements of marketing are complementary or unpaid, while most traditional methods are paid for by the seller.

Methods such as the property portals (REA & Domain), signboards, direct marketing and print advertising all play an important role in spreading the word about your property and encouraging healthy competition among buyers. In addition to this, we also recommend social media, 3D tours and videos in the marketing mix to ensure you are covering all channels when promoting your property.

Some of these marketing tools are essential while others are recommended and we see some sellers opting to spend on all these tools while others only pay for the bare minimum. The amount they are willing to spend depends on their experience with the various methods and the budget they have available. An example of this is 3D tours. 3D tours have become extremely popular since Covid as they showcase a 3D tour of the property online. They appeal to interstate and international buyers as they can view a property online and buy it sight-unseen, but they also safeguard us against lockdowns as everyone has access to the property online. 3D tours are a marketing tool that we strongly recommend in 2022 as WA faces uncertainty with the borders reopening.

Sometimes people are hesitant to market their home because they either don’t understand the marketing tool that we are recommending, or they do not want to spend the money without knowing exactly what return they are going to get on their investment. Some marketing tools are easier to measure, for example with the property portals we can track visitation and enquiry levels making this spend easier to justify. Signboards are a tool that are harder to measure as we cannot track enquiries and conversions as people will walk/drive by the sign and then will call the agent or attend the home open.

The saying is “you’ve got to spend money to make money” and this is applicable to real estate marketing. You need to reach the most people to generate as many leads as possible to achieve the highest sales price, so you need to ensure your property is visible to a wide range of buyers to get the highest level of enquiry and engagement.

Our agency adds value by offering a range of complimentary marketing tools when you list with us, but most of the traditional methods incur a cost paid by the seller to the advertising supplier in addition to the commission paid to the agent.

What is my property worth?

Our agency can provide a property appraisal to help you determine this. An appraisal is simply an estimate or an opinion of a property’s current market worth, based on comparable sales in the area and market trends. On the other hand, you may request a valuation which is a written report on the property by a Valuer and a fee is charged for this service. Property prices are generally based on opinion and in a hot market it can be emotional. People will pay what they think a property is worth, and emotions will typically influence their offer as much as an analysis of recent comparable sales.

What are the costs involved?

There are various costs involved in selling and it is important to get your head around these before listing your property for sale. Initially, there will be maintenance costs involved in preparing your property for sale such as painting, cleaning and re-carpeting. There are also upfront marketing costs such as photography, real estate portals (such as realestate.com.au) and furniture staging. The highest cost is the agency fees (which range depending on the agent and the property) and also any taxes involved in the sale (capital gains tax or stamp duty on your next property).

What is the suggested method of sale?

Vivien Yap is experienced with all methods of sale and will recommend a method most suitable to your property and what you want to achieve. Our agency usually recommends selling by auction or private treaty, but will explore and explain all of the options to you. The method of sale is determined by market conditions, the location, the style of property and many other factors.

The one thing that we really emphasise is that the launch stage is the most critical time of a campaign, so it is crucial that we get it right from the start. When a property launches online it gets the most views within the first week and if your home is priced well above market rate, you won’t get the level of enquiry you are expecting and you may scare off buyers which impacts the interest and demand for the property.

What to consider when working with an agent?

There are a variety of things you should consider when deciding which real estate agent to work with. Your real estate agent should be familiar with the area and should have experience selling in the area. They may also have other qualifications like a university degree in business or marketing but this isn’t essential to work in the industry. You may choose to work with an agent that works for a reputable agency as they have access to systems and data that others may not have. 2022 Property Forecast

Western Australia’s anticipated border reopening will set the stage for another year of solid growth in house prices in 2022. The Real Estate Institute of WA predicts house prices will jump 10 per cent this year as the state finally lowers the drawbridge to interstate and overseas migrants in due time. REIWA president Damian Collins said increased demand from new arrivals and low stock levels would place upward pressure on prices, particularly in the second half of the year.

CoreLogic Research Director Tim Lawless said tight border controls prevented WA from achieving the gains seen in other states in 2022, with house prices rising 22.1 per cent nationally  – the sharpest jump in three decades. Despite the strong price growth in 2021, Mr Collins said WA is still the most affordable state in the nation, with prices remaining 3.4 per cent, or roughly $18,000, below their 2014 peak. Perth’s median house value of $520,000 is the second-lowest in the country, behind $498,168 in Darwin.

Most analysts predict the housing market to cool in 2023 when the Reserve Bank of Australia is expected to increase interest rates to keep a lid on inflation. “Interest rates are going up, there’s no doubt about that, it’s just a matter of when, and by how much,” Mr Collins said. He said this may cause a slowdown in price growth, but he did not anticipate prices to go backwards.

What else could push prices down? Mr Lawless said tighter lending rules could also place downward pressure on house prices, as it did in 2014 and 2017.
